When a person serves in the military, they are certainly taking a brave stance to protect their country. These individuals, often times, do not seem to be rewarded by the government. In actuality, these heroes are eligible for benefits that other could only dream about. One of these benefits is the veteran home loan that they can qualify for. When they are hunting for a home, they do not need to apply for it and can buy a home just like anyone else. Of course, a person would have to be crazy to not take advantage of their veteran status.

When they decide to take advantage of this loan and buy a house, they won't have to put any money down. This may have not been a big deal years ago when lots of people qualified for this, but with tough economic times, this is rarely seen anymore. Lenders are now requiring people to put at least 25 percent down on their new house. This is lots of money that most people do not have. A veteran will not have to worry about this when they want to buy a house.

Anyone who has been in the military will want to take advantage of this benefit that is only available to them. Closing costs can add up tremendously on a person, this loan will actually limit the price of the closing costs to a certain limit. There will also be no insurance premiums that need to be paid.

Not all lenders offer VA loans, so it is important to ask questions over the telephone before meeting up with a lender so no time is wasted. A VA lending approved lender will be happy to sit and talk with someone and give them all of the information that they need. They will pull up a person's credit and let them know how much cash they qualify for.

The loan benefit is good for a person as long as they are on active duty. If they are out of the military, they will have to check to make sure that they are eligible. This is based on how long a person was active and how they left the military. A dishonorable discharge will make someone ineligible.

Filling out the proper form to to request their certificate of eligibility is the first thing that someone will need to do. Even though this does not guarantee a loan, it is the first step everyone has to do. Once the certificate of eligibility is filled out and turned in, they will be contacted shortly with instructions on how to proceed.
